For years now we have listened to demands from many of our clients and contacts for advice on the lettings market and to assist them with the letting of their properties and have questioned why we do not have a lettings department. We have now met that demand.
I myself have been in the property industry for over 30 years, having started in 1985. During my career I have spent many years managing successful estate agencies dealing with both residential sales and lettings. Much of my career has been with large corporate companies and had become wary of the way business was approached, it was fast becoming non-personal.
I had admired PCM for some time and I was delighted to join them in 2013 and to become part of a hugely successful team that still believed that customer satisfaction was the key to staying successful, the reason that we are consistently the most recommended agent in the area.

Landlord Fee Information
Find Tenant Only Service – Includes Full Marketing, Accompanied Viewings, full and thorough Referencing, Tenancy Agreements and Inventories (If required at an additional cost).
For this would charge a fee equal to 4 x weeks rent.
Rent Collection Service – All the above plus Rent Collection from Tenants, Rental Payments to you, Chasing of Non-Payment if ever required.
For this our fees, would be an initial fee for finding the tenant equal to 4 x weeks rent plus 5% of the monthly rent thereafter.
Full Management Service – All of the above plus other services such as regular property inspections, arrangement of property maintenance if and when required and end of tenancy procedures and arrangements.
For this we would charge a rate equal to 4 x weeks rent plus a monthly fee of 10% thereafter.
With regards to any other costs that you may have to incur, as a landlord there are legal requirements that you would need to be able to legally let your property. These are listed below:
Energy Performance Certificate – This could be carried out by PCM at a cost of £70.
Gas Safety Certificate – If gas is present at the property this is a legal requirement and needs to carried out evert year. – This is a cost of £72 and is valid for a year.
Electrical Certificate – For any electrical appliances that remain at the property, this certificate needs to be obtained to ensure safety checks have been carried out. This is a cost of £120 and is valid for 5 years.
Selective Licence – This is now a legal requirement for certain roads in the town. A council inspector will visit the property to ensure that all of the above legal requirements are met and to also assess the condition of the property and deem it suitable for occupation. This licence lasts for 5 years. There is a standard cost for this which is £460. You can apply for this directly or we can apply on your behalf. We can advise you on whether your property falls within the licencing scheme.
You would also need to ensure that a working smoke alarm and carbon monoxide alarm is present at the property.
Additional costs may include –
Inventory – This is not a legal requirement but is highly recommended to ensure protection for both Landlord and Tenant in the event that if there are any disputes during or at the end of a tenancy, the inventory covers this. PCM Lettings can carry out an inventory at a cost of £75 inclusive of VAT.

The monthly price quoted is per calender month. The weekly rent, where stated, has been calculated for comparison purposes only.
The method for calculating the weekley rent is : (monthly rent x 12) / 52, rounded to the nearest pound.
